Fully Managed Service
Our Fully Managed service is our most comprehensive solution giving a Landlord complete peace of mind.
We take care of everything from finding the tenant, preparing the tenancy agreement, registering the deposit, collecting the rent, carrying out periodic inspections, arranging maintenance and repairs, serving notices, ending the tenancy and negotiating post tenancy disputes. If you make a mistake, it can prove very costly and can even prevent you from obtaining possession of your property. Many clients find this service very cost effective as it includes many services above Tenancy Only, which frankly, we see as an essential part of being a landlord today. For those experienced, dedicated Landlords who have the time and expertise to manage the property themselves, whilst keeping up to date with the ever increasing latest compliance and safety regulations that Landlords face.
We handle everything up to when the tenant moves in but of course we can also help with renewals, when that time arrives. We also supply tenants with all pre tenancy information that is required under current legislation, such as ensuring the property has a valid Gas Safety certificate, a current EPC (rated E or above), an EICR, and supplying them with the most up to date edition of the Government’s “How to Rent” Guide.
Unfortunately there are many Landlords who are still not aware of these requirements and their omission can cause problems later in the tenancy. Legislation and court precedents are so complex, so we only recommend that very experienced landlords use this service. We use cloud systems to reference and track the application to allow the tenancy to start as soon as possible.
We are also able to offer add-ons to our Tenant Find service, such as Inventories which we strongly recommend having carried out pre-tenancy.

If you rely on rental payments as income each month, you should consider having Rent Recovery Plus, in case your tenants do not pay their rent for any reason. Get peace of mind when tenants can’t or won’t pay. This is a comprehensive product, which provides Rent and Legal Protection. It provides up to 15 months' rent and legal expenses up to £100,000.
We can provide this to our Landlords using our Fully Managed service for a modest monthly payment. We can offer this to let only landlords as well but with an upfront payment for a term of either 6 or 12 months.Deposit Alternative Scheme
You may choose to allow tenants to use a No Deposit guarantee as an alternative to a traditional tenancy deposit.
We work with Flat Fair, an alternative deposit scheme which makes renting better for everyone involved. To make renting more affordable, Flat Fair allows tenants to pay a one off check-in fee equal to one week’s rent (+VAT), so that means much lower moving costs. In return, Landlords get up to 10 weeks protection.
If there’s any damages or missing rent when a tenant moves out, they’re put back in pocket within 10 days of charges being agreed. This can help speed up the renting process and reduce void periods.
If you choose not to offer this option to your tenants then we collect a traditional cash bond, and hold it with the Deposit Protection Service until the end of the tenancy.
